Loanpal Details

Loan types: See below for more details on each of the following

  • Standard Solar Loan
  • Standard Solar Loan with Flex Pay: The rules for qualifying for this loan are the same as the Standard Solar loan. However,the application URL is different and the dealer fees are slightly different (detailed below). Under this program, the monthly payment for the first 18 months is interest only. See below for details.
  • Standard Solar Loan with Home Efficiency improvements: This is the same as the standard solar loan in terms of rates and dealer fees. However, the max price per watt of $5.50 is increased to $8.46/watt provided that the other improvements to the home that are part of the project fit the criteria detailed in the “Home Efficiency Loan” details below.
  • Home Improvement Loan: This is for projects that do not include solar such as battery, roofing, HVAC or home improvement loans. See details below.
How to run credit application/apply:

The preferred method is the use of the Loanpal Pros App (detailed below). This application will reside on your mobile device and allows you to run credit checks (i.e., apply), manage your pipeline of customers and generate change orders if needed.

Allows you to send loan application emails to your customers, access the loan calculator, view your entire pipeline as well as upload documents, send change orders, etc.

Solar Loan Details

For Standard Solar loans, FlexPay loans and Standard Solar loans with energy efficiency items included, the following applies.

FICO, Max Loan and DTI requirements:
  • 600-649 FICO: $45k is maximum loan amount. DTI requirement of 45%
  • 650 and 699 FICO: $50k is the maximum loan amount. DTI requirement of 55%
  • 700+ FICO: 100k is the maximum loan amount. There is no DTI requirement
  • Note: Loanpal always chooses the single highest credit score from either the borrower or the Cosigner to qualify across all three major credit bureaus.

Other loan information:
  • Anyone can be a cosigner - Do Not need to live in the home, on title or be related
  • All credit Checks are soft credit and will only be reported if installed
  • There is no LP welcome/verification call prior to installation
  • Price per watt for solar-only jobs is $5.50/watt. Batteries are not included in the Loanpal cost per watt calculations. If adding other energy efficiency enhancements to your project, this price per watt cap is higher; see the Home Efficiency details section below
  • Unless using the FlexPay loan, all payments consist of principle and interest
  • The loan will reamortize after the 18th month to determine the monthly payment for the loan term. Multiple re-amortizations are available after month 18 with minimum payment of $2500
  • Only loans with an interest rate greater than 2.98% are transferable
  • Minimum loan amount of $10,000
  • No prepayment penalty
  • UCC1 filed lifted for free when/if owner wants to refi his/her house
  • Loanpal is okay with financing and "add on" system when there is a pre-existing system on the house
Sub 650 FICO Loans

After running a credit application, please look at the loan amount that was approved. If it is approved for $45k, you know that your customer has a FICO between 600 and 649 and that the Sub-650 dealer fees/interest rates will apply. Note: it is a violation of federal law for you to change the price (i.e., dealer fees, etc.) because of their lower FICO score. Therefore, in instances where you suspect that the FICO score may be under 650, you may wish to use a loan option (prior to applying) from the standard solar loan that has a dealer fee close to the sub-650 loan dealer fees shown to the right.

Loanpal Home Improvement Loan

This loan type can be a project that does not include solar such as a battery only or roof only project. Note that the home improvement loans are not accessed via the Loanpal Pros App. More details on this loan type and applicable rates coming soon.

Loanpal Home Efficiency Loans

Loanpal now allows other items to be added to your solar contract as long as they are improving energy efficiency of the home. This is not a separate loan type per se. It falls under the category of the standard solar loan and almost all of the standard solar loan rates and rules apply. The only difference is that the maximum price per watt is $8.46 per watt with solar being capped at $5.50. No more than 35% of the loan amount can be for non-solar items. For details regarding the addition of work (HVAC, windows, etc.) please see this document.

Flex Pay Loans

This loan is almost identical to the standard solar loan. The only difference is that the payment for the customer for the first 18 months is going to be interest only. The loan will re-amortize at the end of the 18th month. The full loan term (i.e., 240 months) starts on day one. So, it would NOT turn into a 258 month loan (18 months + 240 months). All other rules (qualification, etc.) is identical to the standard solar loan above.

Underwriting Guidelines/ Qualifications:
  • Chapter 13 Bankruptcy - 2 yrs. from discharge or completion date.
  • Chapter 7 Bankruptcy - 4 yrs. from discharge or completion date
  • If you are notified that a stipulation has been placed on a tentative approval of a loan, please see this document for
  • instructions on the accepted documents or information that Loanpal underwriting will require.
  • Will allow a single 30-day late mortgage payment in last 12 months only if the customer’s FICO score is 700+. For customers with less than a 700 FICO, they must not have any mortgage payments more than 30 days late in the last 12 months.
  • 2 systems allowed per borrower
  • Owner Occupied or Vacation 2nd Home
  • Off and On Grid-tied Systems
  • Single-Family + up to 4-unit residences
  • Townhomes and Condos (AS LONG AS THEY OWN THE ROOF)
  • Roof or Ground Mounts

    • Double wide only
    • Must have 2 HUD plates
    • Permanent foundation
    • Assessed Improvement Value of the property must be at least 50K (not the land value)
  • Payments/ACH:

Dividend Details

  • Soft credit check at pre-qual, hard credit check only after borrower signs
  • To use Dividend, use the single page application page located here. Once the customer passes the credit check, they will get a link on the screen prompting them to generate loan docs.
  • Accepts household income if two people are married or legal domestic partners
  • Dividend requires debt to income of 60% or less (based off household income)
  • Proof of income not required on 8/10 borrowers
  • Max price per watt on solar is $6, solar plus battery is $7. However, you can obtain a .50 per watt exception on either if needed. Roofing and other improvements can be included if under 15% of loan amount. If exception is needed, call your Dividend Account Director at 858-252-6951 or the Dividend Call Center at 844 805-7200
  • You cannot use Dividend to finance a solar system on a house that already has solar if there is an existing UCC-1 filing on the home. If they already have solar and it's paid for already (no UCC-1 pending), then the add-on system is okay in certain situations
  • Fico needed? 660
  • Minimum household income: $40,000
  • There is no lien on the home, just a UCC1 filing
  • There is no prepayment penalty
  • Auto max loan amount is 50% of household income or $130,000 if household income is above $260K
  • If the loan request is over $65k and the borrower qualifies due to household income, call Dividend Call Center (844) 805-7200 or your Account Director once you have had homeowner complete credit check so they can manually review approve the amount you need. This should only take a few minutes
  • For any loan over $65k, income verification required
  • The first payment due date is approximately 60 days after installation. The date is triggered by the funding date of the project (ie when Gold Rush submits for final funding)
  • No "primary residence" requirement. As long as the customer is on the deed of the home and they "live" in the home (i.e., vacation home), they are good.
  • The homeowner can make payments to Dividend via the Dividend Homeowner Portal
  • Bankruptcies must have been cleared a minimum of 5 yrs prior to applying for the loan (2 years on some Dividend products)
  • Payments for the first 16 months are a mixture of interest and principal (not interest only). Optional re-amortization happens at 16 months or prior if the borrower applies ITC equivalent prior to 16th month

Mosaic Details

Mosaic offers 4 different loan options. Details are below. This is the brief comparison:

  • Choice: Standard loan. Reduced payment for the first 18 months that assumes the ITC has been applied. The loan re-amortizes after month 18. You may wrap roof or non-solar elements to the project as long as the non-solar components equal no more than 50% of the loan value. Mosaic considers the battery as part of the solar component for this 50% rule. Note: You can use this loan for a battery-only loan as well. [more]
  • Plus: This option does not have a reduced payment the first 18 months and does not assume an ITC. The loan re-amortizes after month 18. This loan is ideal for solar projects that also include HVAC, roofing, generators, Tesla Solar Roofs, etc or projects where non-solar work will exceed 50% of the loan value. This loan has slightly lower dealer fees than the Choice loan. [more]
  • Home Improvement: This is the only loan offered which is unsecured (no UCC filing on the home). This is used for projects where there is no solar involved (roofing, HVAC, generators etc. where there is no solar). Max loan amount is lower than other options. There is also an option for a 12 month same-as-cash financing under this loan type. [more]
  • PowerSwitch Zero: Nearly identical to the Choice loans except there is no payment for either 12 or 18 months (your choice). The loan will re-amortize at the end of the 12/18 month no-payment period. This loan is not accessed through the original Mosaic portal; instead it uses the new Mosaic Portal2X; see instructions below. [more]
Choice Loan:
  • Reduced loan first 18 months (as if the ITC had been paid). It then re-amortizes after 18 months.
  • Non-solar can only be up to 50% of the loan amount (this includes roof repair/replacement). Can also do a battery only loans with this one for up to $100k. If it’s battery only, then it can only be with the 10 year loan term.
  • Required FICO is 700. The max loan amount is $100,000.
  • For DTI (debt to income) purposes, be sure to include total household income when applying for the loan, even if only one person is completing the credit application (note: Mosaic does not allow co-signers)
  • Mosaic allows up to two loans per person or address.
  • Duplexes are good if they own the roof
  • No Condos and no mobile homes
  • Bankruptcies in the past?: Must have been discharged 3 years or more
  • This loan can transfer to a homebuyer if your customer sells the home
  • Rental properties and second homes are okay.
  • Can finance LLC or trust owned properties
  • Add-on systems are okay
  • A verification call is required in the sales process.
  • There is no income verification
  • Contracts and welcome call are available in Spanish or English
  • If customer opts out of ACH for their monthly payment, the interest rate will go up by .25%
  • Credit checks expire after 6 months
  • Homeowner’s first payment is due 15 days after PTO or 3 months after the loan start date (whichever is first).
  • No max price per watt from Mosaic (although Gold Rush enforces a max price of $5.50 per watt for the solar component of a project)
  • Credit check is a soft credit pull
  • If you have a Choice Loan set up in the Mosaic portal, you can click on the Loan Wizard tab of that project to switch it to the Plus Loan (below) and can easily switch between the two options.

Home Improvement Loans
  • Minimum FICO requirement of 650.
  • This loan is unsecured, so there is no lien or UCC filing.
  • There is a “Same As Cash” option as part of the Home Improvement loan which is detailed below.
  • Maximum loan amount of $55k
  • First payment is due 15 days after install is complete
  • When running a Home Improvement loan through the Mosaic portal, you will be prompted to select the type of Home Improvement loan being sought after. Be sure to select “Roofing/Doors/Windows” as the project type.
  • Unlike the other loan options, Mosaic will allow a customer to have more than two active Home Improvement loans simultaneously
  • All other properties of the Home Improvement loan are identical to the other loan options
  • To run a project through this loan, log into the original Mosaic portal (not the Portal2x). Create your new lead, then open that project. Look for the “Loan Wizard” tab, then scroll to the bottom of the page to look for an orange hyperlink that says “Home Improvement”. Once here, you can select either a Same As Cash option or a standard Home Improvement loan.
  • For the Same As Cash loan, if the loan is not paid in full within 12 months, the remaining balance converts into a 7 year loan term with a 24.99% interest rate. This is a 12 month, Same As Cash loan with a dealer fee of 6.99%

  • When using this loan, you will not use the standard Mosaic portal. Instead, you would run the project through the new Mosaic portal called Portal2X. This is accessed through an app on your phone or tablet using the same login details you use on the original portal. To access Portal2x, go to http://tap.joinmosaic.com.   • Minimum loan value of $10k and a maximum loan value of $75k
  • Battery-only loan is possible using the PowerSwitch Zero, but the maximum loan amount is $30k
  • Once logged into Portal2X, there is an option in the menu on the top left corner to send a “Swiftlink” which is an application URL you can have sent to the customer similar to Loanpal or Dividend for loan application purposes.

Loan And Credit Requirements

  • At least one borrower must be on title

Co-Borrower

  • Customers can add a co-borrower to meet the DTI requirements
  • Both borrowers must meet all of the credit requirements
  • The primary borrower needs to be on title
  • The co-borrower does NOT need to be on title

Solar Plus Roof Loan

  • 10, 12, 15, and 20-year loan terms available
  • A standard Sunlight loan only allows for up to 15% of the total loan to be applied to roofing. With this loan, roofing can be up to 49.9% of the loan amount.
  • Loan amounts must be between $10,000 and $100,000
  • The loan payment amount is NOT reduced for the first 18 months
  • Optional re-amortization at the 17th payment to lower the monthly payment for the remainder of the term.

Sunrun is our primary residential PPA and Lease platform.
  • Minimum FICO is 650
  • Proposals are made by Sunrun directly and not by the Gold Rush Energy proposal team
  • You will see the EPC payout on any given project in the Sunrun portal only after the Sunrun proposal team has made the original layout.

How to Gain Access:

  2. You will receive an email which allows you to log into Litmos, the Sunrun learning platform. Litmos is located at https://sunrun.litmos.com. Once you are on Litmos, you must complete the Code of Ethics video and complete the short quiz.
  3. Once you have completed the Code of Ethics video and quiz, contact support@goldrushenergy.com to request login instructions to the full Sunrun portal which is located at https://go.sunrun.com. It can take up to 24 hours for your account to be created and login credentials sent to you

Sales Process:

Once you have received your full login instructions to the Sunrun portal (go.sunrun.com), you can follow the official instruction manual created by Sunrun by clicking here.

Alternatively, we have a more simplified set of instructions (a “Quick Start Guide”) which you can access here. This Quick Start Guide won’t show you any advanced features and assumes your project is fairly straight-forward. If you are following the Quick Start Guide and run into an issue, you should refer to the full Sunrun instructions listed above or reach out to our Sunrun support representative Rhonda Roque at rhonda.roque@sunrun.com or 818.731.1051.

Again, please be sure to notify support@goldrushenergy.com once you have closed a deal as Sunrun does not notify us directly.

Commercial Finance Options

Below, we will discuss the commercial sales process as well as finance options.

Sales Process
  • We will need 15 minute interval data to create a commercial proposal. You or your customer can enter their utility account username/password here to submit this information to our systems.
  • Once the above form has been completed, please go to the “Request Commercial Proposal” link on the partner portal and complete the web form.
  • When the proposal team has completed the initial sytem size and layout that is needed, you will be contacted via email with the construction cost of the system. You will need to respond to the email with the amount of commission you would like added to the project. Commercial commissions average 1% to 10% of the construction cost with small systems being closer to 10% and larger systems being closer to 1%. When you tell the proposal team the commission you’d like to have added, please also tell us which finance option you’d like to present (see below).

Finance Options:

  • Cash purchase: No explanation needed
  • Financed purchase: Either Ygrene (PACE) or Solrates
  • PPA: Solkraft or HDM Capital

Purchase

Ygrene can finance a commercial project in territories where PACE is available. Loan terms of anywhere from 5 years to 30 years. It functions exactly the same as a residential PACE option with the same interest rates and dealer fees. This works for customers that are looking for immediate short term savings but who are not as concerned about the long term savings. There are no minimum size limits for the system size. Please refer to the Ygrene page under the finance options section of the partner portal for interest rate/dealer fee information. The sales process with Ygrene is the same as with residential projects. Solrates is a software portal that brings multiple lenders to the table at once. Loans tend to be shorter (6 to 10 years) and include both purchases and operating leases. On a purchase, they pencil out extremely well for customers that have a tax appetite as the loans put the entirety of the interest expense on the loan amount (what residential sales people call a “dealer fee”). This gives the customer a 0% interest rate on the loan itself. And because the interest expense was put on the loan price, the customer can then use the ITC, state depreciation and federal advanced depreciation to pay for roughly 65% to 70% of the interest expense on the loan. Selling Solrates to a customer does require knowledge on how depreciation works. The staff at Solrates is willing to assist in the sales process if needed. Solrates will finance any system of any size (no minimum size requirements). Contact daniel@goldrushenergy.com for additional information regarding Solrates.

PPA

Solrates is a PPA. They will finance any system that is 75 kW or larger. It functions much like a residential PPA. Here is the list of what Solkraft will need in order to approve your project:

  • Business owner must have credit score of 700 or higher. Credit check is run on either the property owner or managing member of the business as listed on the deed. If it is a non-profit, no credit check is run; instead a full copy of financial documents (cash flow statements for the last year) will be required.
  • Whether it is a for-profit or a non-profit, they will require an income statement and balance sheet for the last 2 years prior plus the current year as well as a copy of a recent monthly mortgage statement (if they have a mortgage).
  • Copy of the grant deed and any deeds of trust outstanding are required.
  • Please notify sales support if the customer will either use a Personal Guaranty on the business owner or if the property itself is going to be used as security (a debt lien gets put on the property, property must have enough equity)
  • Must provide either a utility Login or 15 minute interval data which you can get here.

HDM Capital For projects less than 75 kW which are either a non-profit or where the customer does not have the ability to capture the federal tax credit or depreciation write-offs, this is our only solution. Your customer would sign an HDM Capital agreement (available at www.hdmcap.com at the bottom of the page) which would give HDM Capital ownership of the system for 6 years. HDM would then capture the ITC and any tax credits. In return, HDM will pay for 15% of the system cost. At the end of the 6 years, HDM will pass ownership of the system back to your customer. The remaining 85% of the system cost would be paid by the customer in either cash or via a PACE program like Ygrene. When creating your system on the HDM portal via the link above, you will enter the FULL system price (not the amount that Ygrene/Cash would be financing). HDM will monitor and warranty the system like a traditional PPA for the 6 years in which they own the system. You can view more details on the HDM Capital process under the residential PPA section of the partner portal. Keep in mind that with residential, HDM will pay 16% of the system cost whereas with commercial, its 15%.

Enphase

  • Must be installed with Enphase microinverters on the solar system
  • Continuous output of 3840 watts, surge of 5760 watts (per Enphase 10 installed)
  • Amperage comes from both the Encharge unit (part of the system) as well as from the solar panels themselves. The Encharge can push 16 amps continuous power plus additional amperage coming from the solar panels themselves. The amount of amperage coming from the panels is based on system size. There is also a built-in surge supressing device to allow more items in the home to be powered by the battery. For full details, please watch the Enphase Battery tutorial video.

Options

  • Permanent generators installed and connected with natural gas or propane. Gold Rush is certified with Generac for an air-cooled model listed below.
  • Mobile generator plug is also an option. The customer may purchase their own mobile generator which would plug into the outlet we install (image above) which is hard wired to the main service panel with a manual transfer switch. Our price for this is $1,000.

Factors to Consider

  • The finance options we have for Generator Only projects (e.g., there is no solar component) are with Loanpal, Mosaic, Sunlight and Salal
  • Prices assume home already has gas service or tank with fuel. Price includes connection of gas line to the generator as well as first 50 feet of trenching. If conduit run is more than 50 feet, please add $30 per foot.
  • Price includes a subpanel and all related components needed for a turnkey operating system
  • Above pricing assumes we are already onsite insta\lling solar. If this is not the case, please add $750 to cover CAD and permitting
  • These generators (and pricing) is assuming that the MSP is no larger than 200 amps. If your customer has a larger MSP, the automatic transfer switch that generac requires costs $2,000 more (therefore you should expect this adder to the prices above)
  • Pricing above does not include a sound proof enclosure in which the generator must be placed if it is in a jurisdiction that has decibel limits for sound. There aren't a lot of these jurisdictions, but they do come up from time to time.
  • When you are selling a generator, you must complete the BTU requirements document you will find here and submit it to support@goldrushenergy.com

Fortifi Details

You have four options with Fortifi as detailed below.  Note, the rates/fees detailed below are good for any length of loan term (between 5 to 30 year loan term):

  • 5% dealer fee to get a 5.99% interest rate.  Dealer fee added to our purchase price similar to any other conventional loan.
  • Get the 5.99% interest rate. But instead of us padding our price for the dealer fee, the 6% program fees charged to the customer by Fortifi would increase to 11.99%.  This is referred to as a PO Buydown.
  • 8% dealer fee to get a 4.99% interest rate.  Dealer fee added to our purchase price. This loan can only be used for Solar projects or solar+roof; no other products can be sold with this rate.
  • Get the 4.99% interest rate. But instead of us padding our price for the dealer fee, the 6% program fees charged to the customer by Fortifi would increase to 14%.  This is referred to as a PO Buydown.  This loan can only be used for Solar projects or solar+roof; no other products can be sold with this rate.

Ygrene Details

  • To run a deal with Ygrene, you must first complete PACE certification through the Ygrene portal the first time you log into your account. If you have already completed PACE certification from another PACE provider, simply mail the completion certificate or email showing that you have completed it to our account manager at Ygrene (named below)
  • For solar only deals, the max price per watt iis $7.50
  • Dealer fee on all Ygrene loans is 15% and the interest rate is 3.99% on all loans.
  • There is an option to have the dealer fee paid by the homeowner instead on their assessment amount. Contact our account manager if you wish to pursue this option.
  • Loan terms available are 5 year, 10 year, 15 year, 20 year, 25 year and 30 year
  • Like all PACE products, there is no minimum FICO
  • Must have at least 10% equity in the home to qualify
  • All people on title must sign the HERO finance documents

Sales Process:

  • On the partner portal, go through the same process as requesting a conventional solar proposal where you will see an option to request a Tesla Solar Roof (TSR) proposal. Be sure to indicate the current roof type. If the current roof type is comp shingle, how many layers are there? If the current roof type is not comp shingle, what is under the roof (plywood, skip sheeting, etc.). Finally, do they want/need new gutters included in their price quote?
  • Once you have a proposal and a customer wishing to move forward, simply ask the proposal team (proposals@goldrushenergy.com) to send a contract. Financing for the TSR is handled through Sunlight. However, you will use Tesla’s Sunlight account rather than our standard Sunlight account as the rates and dealer fees are different. Important: Be sure to download the special instructions to the right for details.
  • Sales commissions on TSR sales equals 10% of the cash sales price of the system. Pricing for Tesla Solar Roofs is fixed by Gold Rush Energy. This does not work under the typical EPC model as you find with conventional solar.

Simply add the words “Includes 30 year SolarInsure protection” to the notes field of your solar services contract to add this to any deal.

You can offer your customer a production guarantee and around the clock third-party monitoring with Omnidian.

If production on the system drops below 95% of expected, Omnidian insurance will pay for the repair of the system and compensate the homeowner $0.20 per kWh for all the power they missed out on.

The adder for the first year of coverage is $400. Then the homeowner will take over the cost for a subscription of $12.99/month
